Project Description:

The Mann Elementary School campus was modernized with new HVAC, electrical, plumbing, and structural systems to meet current code. The scope of work comprised of two (2) buildings.

Scope of Work:

TMCx was retained by the District to provide commissioning services for new HVAC and EMS equipment and systems to replace deteriorated HVAC mechanical systems. Services include design review and comment, submittal review and comment, and construction and post-occupancy commissioning verification

Challenges and Successe

  • Issue: All thermostats need to be “locked” in to fan “on” operation during occupied operation. This is acode requiremen

          Resolution: The controls contractor installed the functionality to perform this function. LBUSD has worked on issue and TMCx verified resolution via graphics. Having all units “locked” to the”on” position is required to meet code ventilation requirements.

  • Issue: During installation verification, it was identified that the CO2 sensor for the units was not installed.

          Resolution: The controls contractor installed the sensor. This work was necessary to meet the sequence of operations and allow proper ventilation in a high occupancy area.
