LA Valley College Academic and Cultural Center

LA Valley Academic and Cultural Center

Project Description:

The new Valley Academic & Cultural Center, formerly called the Performing and Media Arts Center, will be located at the northwestern part of the campus, and will nurture the spirit of creativity and discovery, inspiring the artists, performers and producers within. The Center brings together the Media Arts Department and the Performing Arts Department into a single complex—for a more collaborative learning environment.

It will feature classrooms, study and rehearsal spaces, a newsroom and radio station, faculty offices, and four separate theaters—a 450-seat Mainstage Theater, a 225-seat Screening Theater, a 150-seat Horseshoe Theater, and an 80-seat Lab Theater. In addition, there will be an Outdoor Amphitheater for outdoor performances and concerts.

Scope of Work:

This project includes a Whole Building Commissioning (WBCx) scope of work.  The project will be completed in multiple phases.  Our involvement in the project began with the development of the Owner’s Project Requirements. Currently, we have completed design reviews and are performing site inspections associated with building envelope systems.

Project Snapshot:

  • Owner: LACCD
  • Project Size:  1120,000 sq. ft.
  • Construction Cost: $60M
  • GC:  Pinner Construction
  • Year of Completion:  2020 (In Progress)

Systems:

  • Mechanical HVAC
  • Electrical distribution system (normal and emergency)
  • Domestic hot water
  • Lighting
  • Building envelope
  • Security
  • Audio visual systems.

Challenges & Successes:

  • Issue: As part of the installation verification, TMCx identified a concern regarding the VAV boxes. The units are being installed on the roof but do not have proper weather protection.

Resolution: The “approved” Price Terminal Units only have NEMA 1 rated controls enclosure.  TMCx is currently working with the design team to resolve this issue to ensure that the units are sustainable in the current location.

  • Issue: During review of the roofing system, it was observed that work was not complete at the parapet cap. Upon observation it was noted that roofing membrane was carried over the top of the parapet. This is in conflict with the detail plans. Additionally, the detail shows a Z-furring anchored to the cmu wall, behind the insulation.

Resolution: TMCx and Intertek have concerns on what type of product will be used to tie the membrane to the PVC roofing for a continuous barrier. TMCx and Intertek are currently working with the design team and general contractor to ensure the proper sealing at the parapet.
